The number difference of transactions between Yerevan and regions is gradually decreasing

In January 2020,  10.846 real estate transactions were registered in Armenia. This number is surprisingly high for the past 10 years. What is more, January has always been considered one of the most passive months in the real estate market in Armenia.

According to the analysis of the Cadastre Committee, compared with the number of transactions of 2019 in the whole republic, in January there was a decrease by 42% as compared to December. Howerver, if we compare this number with the January of 2019, we can see that it increased by 17.8%. As it has been for decades, the city of most transactions remains the capital Yerevan (about 30% of all transactions). At the same time, in contrast to the regions, the number of transactions in Yerevan remained almost the same as in January of the last 2019 year, while in  Shirak and Gegharkunik regions there was an increase of more than 40% as compared to January of the last 2019 year. The smallest deals were made in the smallest region of Armenia, Vayots Dzor (only 1.7% of the total), though here, there is a 10% increase over last year.

However, there is still a great difference between the number of transactions in the capital and the regions. For example, the number of transactions in Kotayk region, which is mostly the second with this indicator, was dramatically low in January – about 2.5 times as compared to Yerevan, about 4 times in Gegharkunik, and more than 10 times in Syunik. Statistics actually show that the difference in the number of deals in Yerevan and the regions is slowly decreasing, but still continue to remain apparently high.
