The land market is active and the demand for agricultural lands is high

2020 In January-June, the highest percentage of purchase and sale transactions in the country – about 46% – was registered for land, և only 27.5% for apartments. By the way, last year the proportion was almost equal – 39% and 34%, and in 2018 – 38.4% and 36.7%.

It is interesting that in May, when the country was quarantined in the middle of the month, more than half of all deals in the country – about 54% – and in June – about 51%. This means that the population and business are looking to the regions, new business projects are being implemented. There is a noticeable activity in the field of agriculture ․ According to the cadastre, the demand for agricultural lands increased in May-June. Also an interesting fact is that almost half of the property purchased by legal entities (mostly businesses) in June, 49.9%, is land, especially agricultural land.

Thus, until July 1 of this year, 8550 land deals were carried out in the regions, more than half of which – 4892 units – for agricultural construction, 2843 – for residential construction. And out of 1891 land deals made in June, 1101 units are agricultural lands. It is interesting that in the first half of 2018, 7459 land purchase and sale deals were made, and again the majority of that number, 60%, were agricultural lands (4479 deals). According to experts, the land market, regardless of the epidemic and its economic consequences, will continue to be active. The growing demand for land to be built will be transferred to the suburbs of Yerevan and will spread to the regions. The demand for agricultural lands will increase even more, along with the increase of state anti-epidemic measures, subsidized programs and cheap loans.
