On what to pay attention to when looking for a house

Before starting the process of choosing a house, the buyer has to have a clear idea about the answers of some important questions: the location of your house, the presence of a vacant land, the number of floors, the conditions and so on.

Attention! The weather doesn’t matter for buying a house, but in autumn-winter time it is easier to see the disadvantages of the building.

When choosing the location you have to take account of the availability of the transportation, the conditions of the roads, the presence of infrastructures (schools, banks, service centers), the level of the noise and the state of the environmental pollution. Also, we don’t advise you to choose a house which is located on the road. The optimal choice for it is the house being at least 5 metres away.

The other important condition is that the building has to be at least 0,5 metres above the earth level to avoid moisture.

Houses built on concave surfaces, especially in villages, have a high risk of moisture, too, as some of them have underground parts.

You have to pay attention to the construction of the house: the material, the presence of a base, the depth, the seismic resistance, the durability of the roof.

The main purpose of buying a house is the presence of a vacant land and the calm surrounding. If the house doesn’t or can’t have a vacant land, it can be a big disadvantage.

The presence of nearby buildings is also important, because it decreases the thermal and sound insulations.

The amount of windows, the natural lightning, the arrangement of rooms, the presence of stairs in the house are also important things.

What necessary documents the house should have

First of all the house should be registered in the State Committee of Real Estate Cadaster, it should have an ownership certificate. When signing contracts the documents (ownership decisions, contracts of housing and donations, certificate of inheritance, judgements of the court and so on) of giving ownership certificate may be needed.

There is also a general reference letter about the limitation of estate by the cadaster.

If the house belongs to a company, then you have to present also its equipment when signing a contract.
